When I used to sell couches, I would ask people, "What's the first thing you're going to watch on TV when your new couch gets delivered?" It was a great way to find a common point of interest and talk about non-salesy stuff, i.e., American Idol

To get to a comfortable place with people with whom I hope to do business, I ask them, "So, Joe - what do you do for fun?" Everyone asks, "So, what do you do for a living?," which is usually a conversational dead end. Asking for them to talk about hobbies usually breaks the ice quite nicely.
